I'm writing this page after 2 successful contract negotiations this week
Recently I have been on a buyer tour with two clients in the lower price range of 240's. We must have looked at over 30 homes in 2-3 weeks. One client located 3 homes that meet their needs. The first was a beauty, over an acre on deep water for 249k. Yes I did say water, acre, and 249k.We put an offer in and guess what they did not get the home. As discouraged as they were we kept looking. The second home was located near the 1st and while it was not as nice it was still an option. My client decided to heed some advice and check the crime reports, well that killed that home option. The 3rd and finial home was perfect 215 k decent yard cul-de-sac lot, water front and well kept. While the home was tiny it meet all the buyers needs. The offer was drawn up and accepted.
Buyer Client # 2. We must have looked at 30+ homes. (Yes again) We considered 2 and made an appointment to go back for a 2nd look. With in 1 day they had gone under contract. My client was a little upset but just knew there would be something else. With in the same day we came across what is now going to be her new home. It was perfect. We have a 267k home down to 245k plus 8500k in closing cost!!
Needless to say my clients are very happy they made the decision to compete in this buyers market. The sellers a re becoming more reasonable and there are some great deals out there. So lets get shopping !
